Hello everybody my name is Travis Cassell with Lighthouse Property Management. I am the broker and the owner of Lighthouse and today I am making this video to reach out to all the homeowners in Summer Grove subdivision.
I just wanted to reach out and let you know that we have an overwhelming demand for Summer Grove rentals. It certainly is not the first year that this has been the case but by far and away it is the biggest year as far as the demand is concerned. Currently, we are 100% rented in Summer Grove. We have no existing vacancies but again very high demand.
If you take a look at the MLS computer or realtor.com which is the same thing you will notice that there are only 16 rental homes available countywide in Coweta County. This includes all categories high end and less expensive rentals, everything. Therefore, what we are experiencing this year for the first time in the decade that I have been doing this is significant price increases. I would say rents have risen between 7 and 10 percent this summer depending on the home.
I believe that what is driving this is an influx of people from new businesses that have relocated to the county. The primary industry that is booming in Coweta County right now specifically in Newnan is the healthcare industry. We have a ton of positions and healthcare workers who are moving into town to take jabs at the new cancer center, Piedmont Hospital, and supporting medical clinics. These tenants often have higher than average credit scores and would be considered very strong tenants for our market. Either way they have been great for us and can be for you also. Years ago they would have bought a home and just sold it when they moved, however now given the new real estate market or in prices are not appreciating as fast as they were prior to the recession and therefore there are many more people who are deciding to rent instead of risking having to sell quickly after buying.
